The Brief

The site sits at the northern periphery of the Portland and Brunswick Square Conservation Area, a distinct character area in the city. Planning was granted in May 2018 for   225 student bedroom spaces. These are arranged into 44 single occupancy studio units, and 26 self-contained cluster flats catering for between four and ten occupants each cluster flat. The accommodation is accessed directly from Dean Street with a reception area, office, communal accommodation, and studio space extending along the Dean Street frontage.

There is further study space provided on the lower ground floor opening into the rear south-west facing courtyard amenity space.

A self-contained cafe unit is proposed on the prominent Dean Street Wilder Street corner.
